The BPO, or Broker Price Opinion, is a tool used by lenders and mortgage companies to value properties in situations where they believe the expense and delay of an appraisal is not necessary. Experienced real estate brokers are given an order to complete a BPO by the lender, mortgage company, Attorney or loss mitigation company. The broker does either a Drive By BPO or an Internal BPO in most cases.
Broker Price Opinions are a formal, concise form of the Comparative Market Analysis report which many real estate professionals have been using for years. Anyone can request a BPO, even the Homeowner. If you are considering selling your home it can provide more accurate and detailed information than the traditional Comparative Market Analysis.
A typical interior BPO will cost around $75 where as it costs between $250 to $450 for a Residential Appraisal. And while an appraisal only compares your home to 3 recently sold properties to derive value, a BPO will compare not only 3 recently sold homes, but 3 currently listed homes, giving you not only the value of your home, but its marketability as well.
A drive by BPO uses the same amount of data to derive your home's value but the report does not include interior photos. At only $45 these reports are a great value.
BPOs are a smart, cost effective choice to determine not on value, but market ability.
